THE CANYONS – DOUGLAS COUNTY, COLORADO

2005-2006

  • Lead multiple disciplinary teams, including two architecture firms, three civil engineering firms, structural engineer, planning firm, golf course architect, landscape architecture firm, hydrologist, agronomist, and interior design firm, and political consultant.
  • Sensitive project management in highly political environment.
  • Prepared multiple Sketch Plans options for 1,533 lots and golf course designs addressing multiple risk factors.
  • Extensive research nationally on best practices of highly amenitized master-planned communities and make recommendations on applicability.

SADDLE BROOK – ARVADA, COLORADO

Owners/Developers: Remington Homes and Brittany Builders
2002-2005

  • Annexed, zoned and platted an assemblage of properties to City of Arvada in an infill location; Similar applications were turned down on three previous occasions.
  • Negotiated with adjacent property owners for three miles of off-site sanitary easements and a mile of off-site water easements, including boring under a state highway.
  • Resolved numerous property line disputes, access easements and survey issues.
  • Gained Urban Drainage approval alternative standards for major basin improvements.
  • Secured complicated CDOT access permit requiring cooperative action from adjacent property owners.
  • Acquired authorization from three ditch companies for utility crossings.

BELLE CREEK – COMMERCE CITY, COLORADO

Owners/Developers: Gary Williams Energy/New Town Builders
2000-2002

  • Annexed, zoned and platted over 900 single family detached homes, townhomes, and affordable apartments into the City of Commerce City.
  • Negotiated increased densities for the City’s first New Urbanist community.
  • Formed and managed two metro districts.
  • Persuaded the City to guarantee operative revenues for metro district bonds on a 3.4 million dollar recreation and community center.
  • Obtained inclusion into South Adams Water and Sanitation District service area.
  • Received approval by FEMA for 100-year flood plain modifications (CLOMR/LOMR).
  • Secured Excel’s agreement to lower a high pressure gas transmission line.
  • Earned HUD certification for a master planned community.
  • Obtained two CDOT access permits.
  • Successfully lobbied 27J School District on behalf of Brighton Charter School for a K-8 school.
  • Persuaded South Adams Fire District to adopted flexible access standards.
  • Developed cooperative relations with aggregate mining company for gravel operations immediately adjacent to property.
